I am not sure if I need a property manager. How do I know what to look for?
We understand! We are a full service property management company and we can guide you through you through the steps to see if you really want to do this, or we can take care of everything for you! Every investor may have a slightly different approach, but one thing we can all agree on is professional management should have everything discussed before anything is signed. We will make sure to walk you through our processes and fees so that you know what to expect. -
How do I know you are going to be responsive to my tenants?
We know things can break in houses 24/7 and we are prepared. Delayed maintenance or response to emergencies can cause additional financial costs. We have 24/7 emergency call center which can dispatch professionals to the residence any time of day.We maintain great relationships with our tenants and check frequently on the properties. Maintenance issues are quickly noticed and fixed. This in turn will save you MONEY in the long run.

Why should we manage your investment property?
We have managed properties for over 10 years and we are real estate investors ourselves. We believe tenants deserve professional service and owners deserve a peace of mind. We have a full service and dedicated team of professional staff and contractor contacts to take care of any issue your property may need. This is a big deal to tenants and helps to ensure that we maintain tenant relationship. For general maintenance issues, we usually have a 24 hour response time. For emergencies, we have companies we use who can dispatch personnel 24/7. If tenants have to be displaced for a few days due to a major property issue, we do have furnished rentals where we can rent at a corporate rate to owners so that tenants don't feel the need to break a lease. -
What is the property management fee for investment property?
We have multiple options for you to choose from from basic consulting as you manage it yourself to full service property management. Consulting is based on an hourly rate. How are evictions handled?
This is a rare event (and always used as a last resort) but from time to time, evictions will need to be filed on current tenants. Tenants that we inherit on newly assigned properties are handled differently.We are called frequently about evictions and can handle evictions for current clients or owners who are not currently clients. We abide by all local and state laws and processes according to evicting a tenant and will try to end the relationship as quickly and as amicably as possible.
Our diamond management option includes eviction filing service free of charge and process completion (moving tenant’s items out of home is an additional charge).
For owners who are not currently clients, we do require an initial payment of $1500 to assist with eviction. We will draw from the amount and return any balance to owner once eviction is complete and tenant is moved out. The fees charged to the payment includes (but not limited to) lease review, proper notifications to tenants, tenant communication, magistrate communication and (if amount allows), landlord representation in magistrates court. We will assist with clearing property out, lock changing, and cleaning property post tenant eviction. All time is billed hourly. Any remaining balance is returned to owner.

I am concerned I won't get accurate accounting reports
We use a sophisticated property management software with owners in mind. Our monthly reports are sent by the 15th of each month and have a detailed report of all expenditures, fees, and revenue. Our agreement with you states that anything over $500 will be a discussion beforehand. We go one step further and try to keep you informed on your properties as maintenance requests are made. We are investors and this is how we would want to be treated. -
How do I know you will do a good job for me?
We can sit here all day long and tell you what we will do but we feel it's best to talk to one of our other current clients. Upon request we can send a list of current owners whom you can talk to yourself to do your due diligence. -
How do I know you won't put a deadbeat tenant into our property?
Our worst nightmare is approving a tenant who does not pay rent and damages property. We have an extensive screening and monetary requirement which helps to find the best tenants. Our property documentation process helps to hold tenants accountable for any damage. Our systems in place help to reduce costly damages and costly tenants.
